    Trend: Urban Planning

    Abstract

The increasing development of the country's urban population and the lack of adequate and suitable land for the development of cities, the need to locate land for urban development, whether by evaluating the possibilities of physical growth and development of existing cities along with determining the directions, logical limits and different stages of their development in the future, or by determining the rural areas in the future in terms of population and performance Economically, they become a city, and finally by locating new urban points (city or town) and determining their economic function and role and predicting and the rate of growth of their population in the future within the limits of the city, the present research also takes into account the growing trend of urbanization in Razvanshahr and the increase in population, which consequently requires the development and physical expansion of the city. Agriculture around the city and knowing the factors affecting the physical development of the city on the natural environment and especially the agricultural lands around the city and knowing the factors affecting the physical development of the city on the natural environment and especially the agricultural lands around the city and knowing the factors affecting the physical development on the natural environment and especially the agricultural lands around the city and knowing the factors affecting the physical and physical development of the city. Due to the establishment of the city in the midst of good agricultural lands, rice fields and gardens, as well as the limitations that exist due to two natural phenomena, the Caspian Sea and the Talash mountains, and on the other hand. The development of the city along the transit communication road, this research has been done based on the latest findings and theories and scientific methods of urban development, as well as by using the new principles of sustainable urban development and by analyzing and criticizing urban development plans and programs, in order to prevent the destruction and destruction of agricultural land, considering its economic role in the lives of the residents, and also to prevent the city's uncontrolled longitudinal and linear growth, which tragic volume has led to disruption in the life and work of the city dwellers. In this regard, the vertical development of the city and the creation of urban wastes have been emphasized and approved.Introduction The increasing population of cities is on the one hand the result of the migration of villagers and freed human forces from the agricultural sector in the villages and their conversion to the cities, and on the other hand the result of the natural growth of the population living in the cities. It creates a new problem, which is the expansion of the city in all areas (whether connected or at a short distance from the current city limits) and especially the degrees where, due to the presence of suitable conditions, the desire to construct buildings and housing is more in it, which has caused a change in the use of surrounding land.

Whenever the fact of the expansion of the city is not taken into account by the authorities, and for the growth and expansion of the city, both in terms of crossings and in terms of land use and the location of major urban facilities and Building styles and densities, if the necessary long-term planning is not carried out, it is obvious that the city will expand uncoordinated and unevenly, and its subsequent modification will be impossible or at least very expensive.

    Chapter 1

    General research

    Problem statement:

Physical development of cities is a process. It is a dynamic process during which the physical and physical limits of cities increase in both vertical and horizontal directions in terms of quantity and quality, and if this process is fast and unplanned, urban systems will face many problems in the future. Due to the ever-increasing migration of people from rural areas around the cities or other places, which has increased the demand of these people for urban land for settlement purposes, and if these constructions are not monitored, in addition to the loss of high-quality agricultural land, the city will face economic, social and environmental crises.

In other words, in their physical expansion and development, cities increase their boundaries and occupy the surrounding land, and the faster and more unplanned these developments are, the more rapid and unplanned the change in urban land uses will be, and many problems such as inappropriate and heterogeneous combination of uses, lack of proper access to basic urban services, improper and unprincipled use of land, and ultimately environmental destruction will arise.

It is a plain city in Gilan province, which has a smooth surface with a gentle slope from the south to the north.

Rizvanshahr was considered one of the rural areas of Gilan province in 1945 and 1955. This city was renamed from Rizvan Deh to Rizvan Shahr in 1353 solar year, and in 1376 it became an independent city by separating from Talesh city. )

According to the census of 1965 and 1975, the population of the city in question was 6,580 and 8,875, respectively, and the population growth rate was 0.3 percent in the 1975-1965 decade. Also, according to the 1985 census, the population of this city increased to 12,453 people, and the growth rate in the 1985-1975 decade was 3.4 percent.) Housing 65, 75, and 85)

The factors limiting the development of the city are: the Shafarood River as a natural factor, the rice fields around the city as an economic factor, as well as the boundaries related to roads, high pressure electricity and gas lines, which have limited the expansion of the city in different directions.

At the end of this material, it should be noted that the increase in the city's population in the last two decades from 10,000 to 15,000 people has caused the city to grow in different directions. The area of ??the city has expanded from 520 hectares to 700 hectares, and this expansion has been carried out mostly in the southern, southwestern and southeastern parts of the city, which have good agricultural lands, and it has had an adverse effect on the surroundings of the city, which are mostly agricultural lands. prevent the development of the city on high-quality agricultural lands.

The main question of the research (research problem):

The most important question of this thesis is:

What has been the development process of Razvanshahr city in the last two decades?

2- What are the consequences of the changes in the land use of Razvanshahr city?

    Research objectives:

Given the growing trend of urbanization in the city of Razvanshahr and the increase in population, as a result of which there is a need for the desired physical development and expansion of the city, in this regard, knowing the bottlenecks and possibilities of the city expansion and its effects on the land use around the city will help us to achieve this goal. The purpose of this research is to examine the various aspects of the physical development of Razvanshahr city and its impact on land use changes, and by formulating targeted and basic strategies to prevent the development of the city without a plan, especially the development of the city on high-quality agricultural lands.

But the intended goals of this research are:

The main goal of the research is (to explain the expansion process of the city of Razvanshahr in the last two decades and its impact on the land use around the city). From:

    Scientific objectives:

1- Identifying and explaining the effective factors in the physical development of the city during the last two decades

2- Presenting the necessary suggestions in order to organize the city as best as possible and control and guide the arbitrary changes in the use of agricultural land

    The importance of the research:

Given the location of the city in the midst of and around high-quality agricultural lands, paddy fields and gardens, as well as limitations such as the Shafarood River in the west of the city and the Fuman irrigation canal There is a 60-meter boundary that extends from the west to the south, and on the other hand, the expansion of the city along the Anzali-Talesh communication road and the rural-urban migrations and the arrival of immigrants from the neighboring areas have created problems in terms of the city's development, which will lead to the unplanned physical expansion of the city in the near future. Without a city plan, especially prevent the development of the city on high-quality agricultural lands
