    Abstract:

    The increasing physical or physical expansion of settlements, both urban and rural, which has gained increasing momentum in underdeveloped and developing countries today, is inevitable. It is sometimes observed organically over time, especially in the case of rural settlements. One of its consequences will be the change of land use, especially productive uses in the agricultural sector. In this research, the process of agricultural land use change in Pirbazar dehistan is considered with emphasis on the physical expansion of Rasht city in Dodeh (1370-1370).

    The important issues in this research are that the changes in agricultural (agricultural) lands are affected by 1- the physical expansion of Rasht city in the studied villages of Pirbazar dehistan? E and field, aerial photographs and their comparison, the process of land use change in Pirbazar district of Rasht city has been investigated. And using the descriptive-analytical method, tables and statistical distribution have been analyzed and in the form of AutoCAD maps, a comparison of this happened in two decades has been given. The resulting changes in agricultural land and its conversion to other uses that the land and building stock market and urban land policies have been investigated as a result of the physical expansion of Rasht city and the uneconomical nature of agricultural activities in Pirbazar district. Next, agriculture has increased the motivation to change land use among the owners of the land by selling it, and as a result, together with each other, they are considered as one of the components of the fundamental and essential change in the use of agricultural land in the Dehistan. 15.4% reduction in the area of ??agricultural land in the studied villages of the Dehistan and 10.2% of the integrated area of ??the Dehistan in the city of Rasht is representative of this fact, that the changes occurred as a direct and indirect result of the physical expansion of the city of Rasht and the uneconomical nature of agricultural activities. In the last two decades, it is in Pirbazar village.

    Introduction:

    Today, extensive changes in agricultural land, due to their non-restoration, have brought concerns in the production and environmental transformations sector. The main reason for the above attention is the loss of the natural potential of the environment, which is the threat of climate change, deforestation and the reduction of agricultural production. One of the effective factors in changes or reduction of land use, which this research emphasizes. The physical or physical development of big cities and hence the excessive physical development of cities along with various policies and tastes will lead to exploitation of land uses. Therefore, the lack of planning that will bring unplanned development will bring environmental, economic and social consequences. In fact, the destruction of desirable agricultural lands or removing them from the production cycle causes great damage to the agricultural economy, on the other hand, the sharp increase in the price of land and housing due to the high demand in this sector (land and housing), the emergence of false prices and the land market is another consequence of urban or residential development. Pir Bazar village in the central part of Rasht city is one of the villages, which in recent years, due to the existence of Rasht's connection axis with Astara and Ardabil and its proximity to the cities of Rasht (province capital), Tulum, etc., has undergone drastic changes in terms of land use changes. In view of the above, this research tries to investigate the process of agricultural land use changes in Pir Bazar district, emphasizing the physical development of Rasht city in the last two decades, and is therefore organized in five chapters.

    Statement of the problem and its necessity:

    Change in land use, especially productive lands, is influenced by various factors, one of the most important of which is development. Human settlements are especially big cities. Over time, we see that agricultural land as a special use, both agricultural and horticultural, has always undergone changes and transformations, sometimes in bad ways.Most of these changes take place through the physical (physical) development of biological settlements (urban and rural).

    The city of Rasht, as the largest population center of Gilan province and even the north of the country, has been increasingly developed in the last few decades, and due to the homogeneous topography and the existence of development fields and the consequences of expansion, it has been in the extensive change of lands in all geographical directions. Therefore, in this thesis, we examine the effect of the physical development of Pirbazar district and the city of Rasht on the reduction of agricultural land. To what extent has the physical development of the city caused the reduction of agricultural land? Has the unaffordability of agricultural products caused a change in land use? In this research, an attempt has been made to identify independent and dependent variables and examine their interrelationships. And finally, it should be determined whether the relationship between these two variables is to what extent and how much their effectiveness is, and what will be the ways out of this problem in the agricultural sector. The plain part of the province with its small share is considered one of the best agricultural lands in the country. Due to the limitation of this favorable area for agriculture, urban and rural settlements have been densely formed in it and are being developed in such a way that about 80% of the rural population of the province is settled in the plains or 35% of the area, and the rest of the area of ??the province, about 65%, contains only 20% of the population, which is a proof of the limited size of the land.  The city of Rasht as the capital of the province is located in its plains, so physical development is inevitable due to the increase in the existing population and the population that enters it as immigrants from different directions. But due to the fact that the development process with emphasis on the northern part of Rasht city has been unbalanced and this process has been imperceptible during the past years and quickly and noticeably in the last decade, therefore it will have a great impact on the reduction of agricultural lands around Pirbazar district especially due to their limitations.  On the other hand, the current research regarding the role of the physical development of the city on the reduction of agricultural land is the percentage of answers to the above questions. 1-2- Research objectives: 1- Identify and determine the amount of alternative urban uses instead of agricultural land 2- Investigate the non-economic impact of agricultural activities on the reduction and change of agricultural land use 1-3- Basic research questions and hypotheses:

    To study the role of spatial development and the physical uses of the city of Rasht in the reduction of agricultural land, questions are raised, the answer to which is a reasoned and logical answer to the subject of the thesis. These questions are:

    Has the physical development of the city of Rasht played a role in changing the use of agricultural land in the villages of Pir Bazar Dehistan?

    Is the uneconomical nature of agricultural activities effective in reducing or changing the use of agricultural land in Pir Bazar Dehistan? Research:

    The physical and physical development of Rasht city has led to the reduction of agricultural land.

    The reduction of agricultural land and its change in use is due to the uneconomical nature of agricultural production.

    Descriptive-analytical research method has been used according to the considered practical goals, and descriptive-analytical method has been used to evaluate the existing situation and descriptive-analytical method has been used for analysis, so the research method is of applied type based on (descriptive-analytical) method.
